Can you hold a property for me before I apply?
No. Rentals are offered on a first-come, first-served basis with a completed application and required fees. To secure a home, we recommend applying as soon as possible. -
Do I need to pay first and last month’s rent plus a deposit?
Typically, tenants pay the first month’s rent and a security deposit before move-in. -
What’s the minimum age to apply?
Applicants must be at least 18 years old to legally enter into a lease agreement. -
Is the security deposit refundable?
Yes. Deposits are refundable provided the lease terms are met, rent is paid in full, and there’s no damage beyond normal wear and tear. -
Who needs a cosigner?
Applicants who don’t meet income, credit, or rental history requirements may need a qualified cosigner who will also sign a guarantor agreement. -
How do I apply for a rental?
You can apply online. A complete application includes your form, fee, proof of income, and identification. -
What are my rent payment options?
Rent can be paid online through your secure tenant portal, by ACH transfer, or by check/money order—depending on the property. -
Can I get a pet during my lease?
Always check your lease first and contact management. Some properties allow pets with an additional deposit and pet rent; others have restrictions. -
What if I want to move out, but my roommate wants to stay?
All tenants remain responsible for the lease unless a new agreement is approved. The remaining tenant may need to qualify alone or replace the departing roommate with approval. -
What should I do if I plan to move out at lease end?
Most leases require written notice before vacating. Refer to your lease terms and notify us in writing by the required deadline. -
Who pays for repairs and maintenance?
Ivy Property Management handles routine repairs and maintenance with the tenant paying the maintenance deductible amount that is included in their lease. However, if damage is caused by tenant negligence, the full cost may be the tenant’s responsibility. All requests should be submitted promptly through your tenant portal.
